Anyways, I'm drunk as shit and feel like typing some bullshit. So the whole story is my mom took advantage of me and made me buy a house for her under the conditions that she pays for it and I obliged. She's my mom after all. Fast forward a year and she's already ruined my credit by defaulting on the payments for months. I caught everything up and upon beginning the process to sell the house and begin eviction proceedings, I find out that she has gone behind my back somehow and put herself on the deed. To the layman, that means I cannot sell the house without her approval too. At every possible turn she is screwing me completely. I paid out to the tune of $4500 to catch the house up and I even paid $3300 to take her car out of repossession proceedings because I happen to have my name co-signed on that as well (I helped her get the car after a drunk driver wrecked into her at 110mph).
Well I quit my job because I'm sick of it all and I just don't have the energy to continue anymore. How much would a lawyer cost to fix this problem for me? I'm a big pussy and everything. Nothing will fix this and I am tired. I am so tired. Thought about enlisting in the military and I got turned away due to my credit issues now. I am a loser according to the military as it turns out. I went from having 750 credit and being a prison correctional officer to having nothing to my name and I'm being dragged down by my mother.

Find a cheap place to stay and any job you can get your hands on. Start over. Learn some skills, make some friends, network and move up in society.

I don't know what state you're in but ask the bank if you can do a deed in lieu of foreclosure. Will it affect your credit? In general, while your credit score might decline as much as in a foreclosure, the overall negative effects are usually lessened. For example, while the deed in lieu will remain on your report for seven years, you'll usually be able to purchase a home two to three years after the event occurs. Maybe this will not affect your L.E./C.O. status. You can also seek other jobs. I run heavy earth moving equipment and earn over $26 an hour. In the South, that's good pay. Good luck user!

Deed in lieu of foreclosure means you're out from under the loan. No requirement to pay the difference. But...it is possible you could be taxed on any forgiven amount. You said Florida, home values are pretty good there. Chances are you may have some equity. In my case, I was underwater but didn't owe taxes on forgiven amount. I also got $2,000 for getting out! I think you should at least check into it.

Thanks for letting me know about this. I am probably going to be making a payment on the house again pretty soon to keep it current. Can I still do a deed in lieu of foreclosure if it's current and up to date? I'm sure there's some equity, I'd have to get the house appraised but as of last zillow pricing, it seems to have gone up $20k.

Hope it helps, man. My bank told me about it. They'd rather do that than a foreclosure as foreclosures costs the banks quite a bit to do. And I hate to hear your story about your mom screwing you over. My wife had a bad relationship with her mother. She basically cut all ties with her and her sister. And she's happier for it. Sounds like you might have to so the same. I know that's not easy but sometimes close family can screw you up worse than any criminal.
