Why not making a new and better one? Fallout is filled with bullshit and Bethesda shitting on the lore as well doesn't help plus the damn 50's are boring.
if not Obsidian then Arkane. they're at least owned by zenimax so it's plausible.
Also a theoretically new fallout game should move away from a giant sandbox map, and instead have a series of smaller maps that you can travel between with varying methods, each map being about the size of a DLC area. Sort of like how FO1/2's map worked.
Honestly this. Obsidian's entire message with NV is "let go" for a reason. NV's story does a decent job of capping off the overarching story of fallout anyway.
And the problem with a post-apocalyptic setting is that the further in time you go, the less apocalyptic it is. Just look how fucking dumb FO3/FO4 feel being set 200+ years after the bombs and the places still looking like the nukes were a decade ago, with nothing changing at all since then.
