Because Rust is an antisocial dick that rebuked all Marty's attempts at friendship, but every time he's around his wife he becomes friendly, eg. the first time he meets her and Marty makes an excuse for him to leave cause he's wasted, but Rust stays anyway. Add to this that Marty is insecure about Rust in general, and cheaters always project their cheating on their partners, he comes home and finds his partner wearing a tanktop alone with his wife and freaks out about it. The lawn thing is literally irrelevant, he wouldnt have cared if Maggie hadnt been there and Rust had mowed it, but because she was there it's like Rust is taking Marty's place in the house in his eyes.

This is true. Even after his falling-out he notes that Rust is a way better detective than him. On top of that, Rust made him realize that he's basically an emotional normie at heart, it wasn't until him and Rust were on verge of death together that he finally paid at least some heed to his philosophical ideas and actually tried to widen his horizon.
