OP, many state and provincial laws favor the tenant. If your landlord refuses to renew your lease you may have the option to go automatically to a month-to-month tenancy with the terms based on whatever you last paid plus whatever the maximum yearly allowable increase is.

In my jurisdiction the landlord needs to have good cause to evict, and even in those cases it can take months to get the necessary legal proceedings finished to do so. See if you can find a legal aide clinic or a reasonably priced paralegal to discuss your rights and options.
