most business and/or shops are just partly scams these days. A lot of them are just tired of being stuck in their way of being and have no bad feelings in fucking you over. I think the rate of scumness is about 30%, obviously higher or lower depending on where you go, and what you buys and whom you speak to.

learn how money works. specifically, learn how to make your money work for you. you dont have to be some kinda stock investor or financial genius to learn this. you need to know basic money skills. heres some things your should look into

Agree with all except this one. Depending on where you live you might end up with more debt than equity after a downturn. Housing isn't liquid and much harder to sell or extract money from, and also more expensive when doing so. There's also the issue of having the largest debt most people will ever get which can be a huge problem if one isn't prepared for it. Maintenance, taxes, etc.

Some people are actually better off with the freedom and flexibility of renting and investing in stated index funds.
