It's pretty blatantly based directly on the book though. It's a far more accurate adaptation than Lynch's film was. If Lynch's adaptation didn't exist then I don't think Villenueve's would be all that different from how it currently is.

You're on the right track, spice is part of what they're fighting over but it becomes a bit more than that, especially later. For the purpose of the first part, The Harkonnens win with the help of the emperor but Paul is part of an important prophesy in the space religion his mom is a part of. The rest is action to this effect
basically the (((guild))) send house atreids to the Arrakis so the Harkonen could wipe them out
The sandpeople want to turn the planet into a green paradise but the Harkonnen doesn't want it because the sand worms make space cocaine that power spaceships

Two main plot lines are Kwisatz Haderach prophecy and fight for power between great houses.
Kwisatz Haderach is Bene Gesserit project to create an ubermensch who would have powerful prescience and access to genetic memory of both male and female ancestors (BG only have access to female line). They've been doing it for many generations by carefully manipulating arranged marriages. Jessica was supposed to have a daughter whose son was intended to be the Kwisatz Haderach but Jessica fucked up and had a son because Duke wanted an heir. BG also have been planting myths and prophecies on various primitive worlds to later present Kwisatz Haderach to them as messiah.
Great houses' fight plot line is pretty straightforward. Emperor was worried about Atreides becoming too popular so he conspired with Harkonnens, their long time rival, to get rid of Atreides.
In these circumstances Paul is forced to play the role Kwisatz Haderach to ensure survival of his house.
