Well 30 is a long ways off for me so it's hard to say. I'm going to start college this year so in 4 years I should have a full time job and soon afterwards should have a wife and kids so I can't imagine I'd have the time at 30 haha.

Depends where you live, here in Australia it's extremely easy, any over populated capital city will do, but the initial investment tends to be pretty high in the bigger cities.

My bread and butter is taking advantage of international students, can pack 7-8 in a 4 bedroom house no problems and pull in double the rent you would be renting it out to a regular family.

Work on the basis of quantity, not quality, both with your investments and your tenants, sort out a deposit for a home, find a way to take advantage of first home buyers grants (or anything else relevant to where you live), then negatively gear it so the rent is not only putting money in your pocket by covering the mortgage as well.

Also if you hold out for a little bit the market will most likely crash soon and bargains will be everywhere.
