People have to be skilled enough to transmute their own transmutation gate. So it isn't exactly an easy task. While most people wouldn't use it you can't actually access people's gates because it isn't a physical part of them. Instead you can just grind them into magic powder which is exactly what people did.

Seeing the truth is not something anyone could do not to mention first time visitors probably are in for a bad time and won't have the presence of mind to offer the gate itself. He figured out by the end what he could trade. Technically speaking trading the ablity to do magic is a pretty huge trade and requires magic to reach anyways. Probably also how converting people into magic dust is also a huge trade to make them magic boosting at the cost of soul power.
