I bought a 1,100sq ft house in 2018 for $65,000 (almost tripled in value since then, by the way) Affordability isn't the problem, it's that the housing/lending crisis of 2008 turned a lot of us off the idea of having a mortgage.

It depends on where you live maybe. In my area houses have been increaseing price 15% each year since the beginning of COVID. It's nearly unaffordable as in if you sell your house in the area you probably can't buy in the same area. Some of it is trying to beat investors and out of state/country rich folk.
