Arya is a thief/priest multiclass. Her duties at the House of Black and White included religious duties to the god of death. So she was blessed by her god accordingly.

Notice how Jon's hair moves just before we see her. They did the same thing with that white walker when she killed the Night King.

Clearly super speed. The key is in the white walker hair movement. If it was teleportation it wouldn't move and I'd say the same would happen if arya was running at normal speed so that rules out invisibility

ok, here's the real deal. The Night King can control the wights directly. We've seen this time and time again. He can tell them to halt, and he can tell them to run. He can even tell them to act individually. Like when he used a single wight to test if the frozen lake was solid enough. Or when he instructed the wights to lay on the fire trench one by one.

Mind you, he instructed the eights, while he was in the sky, atop Rhaegal, vision obscured by the storm, with ravens flying about to distract him.

This is a very strong indicator, that the Night King can actually see from the eyes of the wights. Which would also explain why the wights attacked Lord Mormont at the wall. Their attack was deliberately against the Lord Commander, because the Night King can control them from a distance and see what they see.

Right, so when the Night King approaches Bran, he actually controls the nearby wights, telling them to stop. This is why when Arya runs by them, they don't react. Because the Night King has explicitly halted them, in order to have their moment. Arya simply runs by the White Walkers, which is why you see the wind sweep the hair of one of the walkers, and he turns around like "wuts dat?" By the time the walkers have any idea of what happened, Arya is already sprinting toward the Night King. The Night King senses Arya's presence because he's signaled by the walkers telepathically. And that's why he thinks to turn before she gets the drop on him.

No, actually, you can see her teeth are gritted as she fades into view. She only begins to scream when she's in range to kill him. There's no way he could have reacted that quickly, unless he had a sense of her beforehand.
