Light gave Mikami the death note, and had him put it in a deposit box in the bank. When Mikami found out that Takada was captured by Mello, he went to the bank to retrieve it, so he could kill Takada, because he didn't know that Light would kill her with the piece of the Note he had in his watch. Mikami was followed to the bank by one of Near's men, and after he put the Note back into the box, Near's man made a perfect copy of it, with Mikami's handwriting.

I dont really hate that Light lost in the end. I just hate that it wasn't L that brought him down. Either Light wins or L takes him down. Those should have been the only options.
Near just felt like a secondary character. And if L coulnd't beat him, Near certainly shouldn't have been able to.
Light's only misstep was in trusting others to do what he told them and nothing else.
Light made two huge mistakes that allowed L to reduce his pool of suspects drastically. His first big mistake was killing the fake L on the TV broadcast. L was broadcasting it to each region of Japan separately at different times. By doing this, L narrowed down his suspects to people in the Kanto region. Light's second big mistake was using the police data to kill criminals, instead of only the criminals names that were broadcasted in the news. By doing this, L was able to narrow the suspect list down to the members of the police who had access to criminal's information and their families in the Kanto region. The suspect pool was so low that he was able to manually investigate each family, which eventually led him to Light.

How Mikami never realizes it's a fake? Why not test it before going to the warehouse at least once? They had confirmed Near replaced the first one. There was reasons to always doubt even if it was in a secure box.

The Japanese live action film has, in my opinion, the best possible ending for Death Note. Light kills L in exactly the same way he does in the manga/anime. However, L had already written his own name in the Death Note, specifying the maximum possible time frame for his death and ensuring that he couldn't die before then. L was thus able to reveal Light as Kira and defeat him at the cost of his own life.
Near replaced the first one because Light wanted him to. Light instructed Mikami to leave the fake Note in his gym locker so Near would tamper with it, to make Near feel safe. Light's plan never involved Mikami going to the bank, breaking his routine, and revealing the location of the real Note. Light viewed Mikami, Misa, and Takada as chess pieces, who would do exactly what he said. Light had no reason to instruct Mikami to test the Note because doing that would be an admission that his plan might have failed.
