I mean, they're not scary, they're not tense, they don't know how to build atmosphere. They throw in a lot of jumpscares, but those aren't what make horror films memorable. But they're genuinely enjoyable supernatural thrillers with two great leads, I don't mean 'so bad they're good', they're competent spooky thrillers, just bad examples of how to do a horror movie. I mean, the ending of the second Conjuring movie is really ridiculous, but if you look at it as a supernatural investigator kind of deal, it comes off a lot better.

James Wan is a good Horror director who can build tension throughout a film. Plus as far as action goes he understand "space" (as seen in his fast and furious movie) instead of everything being a jumbled mess (see 99% of capeshit)
