Now that the big Avengers: Endgame spoilers are out, I feel that I can share what I know.
Iron Man dies in Avengers: Endgame, and the movie follows Peter Parker’s struggle to deal with the loss of his mentor and to find a way to honor his legacy.
Mysterio is behind the Elementals, as many have guessed. They are not illusions, but monsters created and controlled through Chitauri technology. Mysterio is a former government scientist fired for performing illegal experiments with alien technology who reinvents himself as a self-proclaimed superhero.
Chameleon is in the movie. He is a mobster that uses that SHIELD face-cloaking device from Captain America: The Winter Soldier to wear a different face every time he meets someone so no one knows what he actually looks like. Scorpion from Spider-Man: Homecoming actually works for Chameleon and was purchasing Chitauri technology from Vulture for him.
Nick Fury recruits Spider-Man to steal a ledger with information on Chameleon’s activities. Fury sends Mysterio to help Spider-Man since Chameleon is believed to be controlling the Elementals, and they become friends. But Peter eventually realizes that Mysterio and Chameleon are in cahoots: Mysterio is using the Elementals as a distraction so Chameleon can eliminate his competitors while evading SHIELD, and so he can present himself a hero to the public. Mysterio later claims he was trying to destroy Chameleon’s organization from within, but Peter points out it does not justify the innocent lives he endangered by unleashing the Elementals.
Peter later discovers that Fury was always suspicious that Mysterio and Chameleon were working together and used him as a pawn to capture both, which makes Peter angry, since he jeopardized his budding romance with MJ to help Fury.
There are five main action scenes: Fury and Hill fighting the Sand Elemental in Mexico; Mysterio fighting the Water Elemental in Venice; Spider-Man and Mysterio fighting the Fire Elemental in Prague, which culminates with Mysterio’s arrest; Mysterio escaping from a SHIELD plane transporting him with Chameleon’s help; and Spider-Man VS. Mysterio and the Elementals in London, where Mysterio kidnaps MJ to force Spider-Man to exchange Chameleon’s ledger for her. Spider-Man outsmarts Mysterio with help from his friends and defeats him, while Fury captures Chameleon. Mysterio does not die.
Peter and MJ end up together. She opens up to him about being abandoned by her parents and being afraid of being let down by people, which leads to a brief breakup when Peter is forced to ditch her to fight the Fire Elemental, but they make up in the end and she finds out his secret identity. Aunt May and Happy Hogan are dating, and so are Ned and Betty Brant. Flash unsuccessfully tries to pick up foreign chicks throughout the movie.
A pregnant Pepper Potts appears to give Peter his new suit, which Tony designed before his death, and which Peter wears for the final battle. Vulture also appears, when Peter asks him for help to locate Chameleon after MJ is kidnapped. In exchange, he gets Fury to transfer Vulture to another prison where he gets to spend more time with his wife and daughter. No cameos. The Avengers are said to be “over”, which is why Fury reaches out to Peter for the mission. They set up a grand revelation about who bought Stark Tower, but it never pays off, so I assume it happens in the post-credits scenes.

If Osbourne is buying the Avengers tower that probably means they want to start blending Spiderman in with the rest of their properties right?

Remember when Marvel kept saying she wasn't actually MJ and that her initials were just a reference to the real one? Guess they forgot.
They might be holding off on deciding who gets it. The Spider-Man deal was for 5 movies: Civil War, Homecoming, Infinity War, Endgame, and Far From Home. Marvel's probably going to try pushing Sony into another deal, and it'll only be Osborn if they're successful in securing a deal, otherwise they'll give it to somebody else Marvel owns the film rights to now like the Fantastic 4.
